INTRODUCTORY CONSULTATION

A comprehensive introductory phone consultation will be conducted to familiarise the vendor with our services, discuss the property, and outline our process.
 
During this call, the vendor can expect to cover the following:

  • An overview of the process, including the market readiness walkthrough and trade coordination

  • Expected outcomes

  • Pricing structure

  • Scheduling and appointment availability

Stage 02
MARKET READINESS WALKTHROUGH

A comprehensive on-site assessment designed to identify strategic presentation improvements that maximise buyer appeal and elevate the property’s marketing imagery.
 
The vendor will receive a Readiness Report which includes:
 

  • Detailed readiness score and breakdown for each area of the home

  • Executive summary with customised trade recommendations

  • Comprehensive photo register

  • Return on investment insights

  • Flexible implementation options: manage independently or through The Lot Property

 
Time: 90 minutes on-site walkthrough & 60 minutes Readiness Report preparation

Stage 03
TRADE COORDINATION

Trade coordination may be managed independently by the vendor, or we can coordinate all approved trades on your behalf for a seamless, end-to-end experience. Our service is designed to facilitate strategic, high-impact improvements through our trusted trade network, removing the need for agents or vendors to oversee multiple suppliers. This includes trade scheduling and communication, progress monitoring, and quality review to help ensure the property is prepared to the desired standard.​​

  • General Handyman Works

  • Cleaning & Carpet Cleaning

  • Gardening & Outdoor Maintenance

For clients who choose to self-manage, we offer a Progress Review once works are complete. This follow-up assessment ensures the property is presented to a high standard, market-ready, and identifies any final improvements before launch. Following the review, you’ll receive an updated Readiness Report, including a revised Readiness Score that reflects the completed works.

Stage 04
PHOTOGRAPHY & OPEN HOME PREPARATION

We return the week leading up to photography to ensure the home is presented at its absolute best, creating a polished and inviting environment that appeals to buyers.

This includes:
 

  • Recommendations for minor product purchases to enhance key styling areas

  • Styling using existing items, complemented with any suggested additions where needed

  • Layout refinements to improve flow, balance, and overall functionality

  • Lighting review and adjustments to ensure a warm, consistent atmosphere throughout

  • Guidance on bed-making and simple staging techniques to maintain presentation for inspections and open homes

  • Minor artwork adjustments and hanging refinements for optimal placement and balance

  • Provision of our Property Styling Handbook, serving as a practical reference guide to support consistent presentation, styling standards, and ongoing upkeep throughout the campaign period

  • Access to a library of video content featuring styling tips, presentation techniques, and easy-to-implement strategies you can apply within your own property

  • Final styling touches and a walkthrough with the homeowner to ensure every space is presentation-ready and aligned with the overall styling direction
